Interest rates have a big impact on your monthly payments and total cost. What you qualify for depends on things like your credit profile, down payment amount, and the type of mortgage you choose.

In Canada, your minimum down payment depends on the price of the home — often starting around 5% — and if you put down less than 20%, mortgage default insurance typically applies. 


On top of that, there are closing costs like legal fees, land transfer taxes, and possible appraisal fees. Let’s break it all down up front so there are no surprises. You deserve answers that make sense and I’ll help you plan for all the numbers before you sign anything.


 

One of the biggest misconceptions is that mortgage brokers cost you extra. In most cases, lenders compensate brokers — meaning you don’t pay a separate fee at closing. 


That said, it’s completely okay to ask about things like:


  • origination or administrative fees
  • any upfront charges (rare, and only in specific situations)
  • other closing expenses
     

Knowing these details ahead of time keeps the process transparent and keeps you in control.
